BELOW WE HAVE COMPILED A LIST OF THE MOST FREQUENTLY ASKED QUESTIONS

Application

  • Students between the ages of 18 and 30 who are enrolled in an education recognized by SU (Statens Uddannelsesstøtte), PhD students or a student with SU-like income, i.e. apprentice wages.

    No later than 3 months after moving in, you must have started your education. At least once a year, UMEUS Valby has the right to check that the student is studying

    Exchange students and interns who meet the age criteria.

    Recent graduates and young professionals: Recent graduates or early in their professional career seeking a community that supports their transition.

    Diversity means a lot to us at UMEUS Valby, so there will be plenty of opportunities to meet people from different backgrounds.

  • If you are a student, you can stay at UMEUS Valby until you are no longer a student. After graduation, you have a 3-month grace period for transition. If you want to continue living at UMEUS Valby as a graduate or young professional, you must terminate your current lease and sign a new one with updated terms and conditions and go through a new move-in and move-out process.

  • You can apply to stay at UMEUS Valby all year round.

  • Diversity is the key to a dynamic community. Common to all residents at UMEUS Valby is the joy of living with others and the commitment of being part of a community.

  • Answer. While you are on the waiting list waiting for a UMEUS studio home to become available, we ask you to let us know once a month if you still want to keep your place on the waiting list.

  • You can be admitted to UMEUS Valby if you are a student or are due to start within the next 3 months.

  • Community at UMEUS Valby is about coming together. We strive to create a culture of inclusion and diversity. Our common areas provide the setting to relax, meet new friends and hang out with your neighbors. When you live at UMEUS Valby, you are expected to actively take part in the community.

  • Sharing is caring. You share a kitchen with 14-22 other residents. All communal kitchens are equipped for cooking and socialising, including:

    - Kitchen equipment
    - Dishwasher
    - Own storage space
    - TV to watch movies or play Playstation
    - Loudspeaker

  • No, you can't. Although we love pets too, pets are not allowed at UMEUS Valby.

Economy and practicality

  • The shared kitchen is fully equipped with all kitchenware. All you need to bring are your personal belongings and the small personal items that make your room feel like home.

    UMEUS student housing is partially furnished.
    This includes:

    - Bed and mattress 120cm (90cm in Studio for Friends)
    - Desk
    - Chair
    - Large closet for your clothes
    - Shelves

    The shared kitchen is fully equipped with all kitchenware. All you need to bring are your personal belongings and the small personal items that make your room feel like home.

  • Yes, a deposit is charged upon signing the contract. The deposit is equivalent to 2 months' rent (and cannot be used as rent payment).

    We know how important it is to feel safe as a tenant. At UMEUS, we prioritize transparency around security deposits so you can feel completely safe. Our refund process follows Danish legislation, with clear timelines and expectations that we update you with on an ongoing basis. After your move-in inspection, a detailed report of any necessary renovation costs will be prepared and shared with you. Once all relevant information regarding your rental agreement is gathered, a final statement is prepared and the remaining deposit, after necessary deductions, is returned to you. Our process is designed to ensure that all deductions are fair and documented, with utility cost adjustments according to your contract. We're here to make your rental experience both easy and secure.

  • The first payment includes:

    - First month's rent
    - First month's water/heating/electricity on account of 365kr.
    - First month's internet.
    - Deposit (2 months rent)

  • You must send your resignation via email to the community manager:

    The notice period is 3 months. If you move out before the 3 months expires and UMEUS Valby finds a new tenant for your room, you will of course not have to cover the remaining rent paid by the new tenant.

  • A move-out inspection will be arranged no later than 14 days before you move out. During the move-out inspection, the condition of your room and any issues will be recorded. When the lease expires, the refund of your security deposit is activated. Costs for repairs of any damages will be deducted from your deposit before payment.

    Monthly on account:
    - Water 100 kr.
    - Heating 165 kr.
    - Electricity: 100 kr.
    - 1000/1000 Mbit Fiber Internet: 114 kr.

    - Washing: 20 kr. incl. soap
    - Tumble drying: 15 kr.

    You have the option to purchase a linen package for 495 DKK, which consists of a pillow, a duvet and covers for both, a sheet and 4 towels.

  • Our prices are adjusted yearly in line with the increase in the net price index.

  • UMEUS allows you to sublet your room if you go on exchange. However, subletting during move-in/out is not permitted.
